Peter: My name’s Peter. I just sold a property in Carrum Downs. The agent that I chose was Botany Park Real Estate. Over three decades, I’ve sold probably 15-16 properties. Some of them were just up-scaling to cater for the growing family, some were downsizing. Others were just renovation projects. I’ve just been under-impressed with the industry for a long time about its general lack of professionalism.
I was interviewing the other agents as a buyer – I was very under-impressed
The property that I just sold in Carrum Downs, I only purchased 12 months prior. It was a renovation project. During that period, I went to several open houses with the agents around the area. That was a interview process, seeing how they presented the properties to me, as a buyer. Once again, I was very under-impressed. The property that I just sold, I purchased less than 12 months ago. I did it through a local agent in Carrum Downs.
The property that I purchased 12 months ago in Carrum Downs, part of the interview process was part, was going to negotiate the price. When I went in, I was so underwhelmed because he asked for the offer, I gave him the offer, and he sat there and said, “Well, you wouldn’t mind putting in a little bit more?” I said, “No,” and that was the end of the process. I thought, well, this guy just does not want to get the best price for the property. So Bang… right off the list.
Private Inspections Only meant only serious buyers viewed my home
The reason I chose Botany Park Real Estate was I put an enquiry in through their website, it was immediately answered. The agent immediately rang, made an appointment, turned up on time. Very professional appearance, told me exactly how the selling process was going to go. No open houses and the agents would escort the buyers though and that’s exactly what they did. They gave me a general price guide which they exceeded on the sale.
Botany Park exceeded our highest asking price
The other agents in general were very vague about what they were ready to sell the property for. They would always give a general price range and hedge their offers. I’ve had several agents come back and say, “Well, we think maybe that the market’s shifted.” In other words, they got it wrong. Botany Park got the exact price range right and they exceeded the sale price. They exceeded the price that they quoted me.
My property was advertised for a fixed price, which I wanted. My property sold for excess of the fixed price. Yeah, but the set price that’s put on the website is the minimum you will take for that house. My property sold for about $2,000 more than the listed price. You have to take into account the price range that was given to me. We put it at the top end of the price range, and then they exceeded that on the actual sale price.
It sold in 48 hours
I must admit when the agent explained the fee structure that Botany Park charged, I was a little bit concerned, but once again I was impressed by the professionalism and the results speak for themselves. They exceeded the top range that they put in, and sold it in, I think it was less than 48 hours.
